Warranty FAQ

1) When I decide to sell my home prior to expiration of (1) one year warranty, what coverage will be transferred to new buyer?

Only mechanical items will be covered—no cosmetic items will be covered or transferred to the new owner

2) When does my (1) one year warranty start?

Warranty starts against defect in original material & workmanship for (1) one year from date of possession (copy of Owner’s Manual is issued at time of closing)

3) What does my (1) one year warranty include?

Ameritrend Homes will repair or replace, at no charge to you, any component of your home which is found to be either structurally or functionally defective.

Basic structural components of your home are warranted against defects in the original material or workmanship for (10) ten years from the date of closing.  This coverage is through an independent insurance company.  Covered components are:

a) Foundation
b) Concrete or Structural Wood Floor System
c) Exterior walls & Load Bearing Interior Partitions
d) Roof Truss & Rafters

Minor expansions, contraction & settling cracks are normal to construction & damage due to undisclosed subsoil conditions are not considered to be structural defects under the terms of your warranty, therefore any crack under 1/8” will not be covered. 

4) Will this (10) ten year structural warranty stay with the home?

YES

5) Is ceramic tile & grout cracking covered?

This is not considered warranty – but tile company will allow (1) one time tile replacement typically towards the end of the (1) one year warranty to allow for any additional settling.

Ceramic tile may be affected by shrinking or movement of adjacent materials causing separation at seam & joints in the following areas:

a)  Where the tub meets the wall tile
b)  Where the wall tile meets @ corners
c)  Where the floor tile meets the baseboard
d)  Along the grout joints anywhere in the floor tile

These cracks should be filled with a grouting compound available at hardware stores.  Immediate attention should be given to cracks in areas to prevent water from getting behind the tile and prevent damage to the tile and backing.  Floor tile joint cracks should be filled with matching floor grout.  Using a squeegee to remove surface water on ceramic shower wall tile will help prolong the life of the grout and caulk as well as making cleaning easier.

6) Is my landscaping, trees, and sod covered under the (1) one year warranty?

No this is considered home owner’s maintenance – warranty on irrigation heads is for 30 days only.  Irrigation system is not a complete replacement for natural rain.  During long periods of dry weather, you may experience areas of dry sections in your lawn and plants that will require some manual watering.

7) What is the warranty on my major appliances, such as refrigerators, ranges, or dishwasher?

All appliance companies have their own limited warranties – copies of owner’s manuals and instruction books are delivered to you at the walk though.  You will need to call appliance company service department direct to schedule service.

8) Who do I contact when repairs or adjustments are needed during the (12) twelve months after closing?
